Old Coach Golf Estates is a custom lot development project surrounding the Maderas Golf Course.

The Old Coach project required a revised design sensitive to the landforms and to conform to regulations adopted by the City of Poway.

The Heritage Ranch Estates is a continuation of the Old Coach Golf Estates development, and was designed from scratch.

These combined projects created 114 $1M+ custom estate lots with extensive trails, open space, and strict design guidelines to ensure an attractive and well balanced community.  Both of these projects are fully constructed today and include some of the most beautiful homes in San Diego County. Home sizes range from 8,000 to 17,000 sq ft.

Winwood Design, acting as the Project Manager, took this project through the Entitlement (approval) process and provided Construction Management for the 114 custom home lots.  Winwood Design was responsible for the design, approval and construction (grading and site improvements) of these subdivisions. This included obtaining competitive bids, managing cost overruns, bank funding, and finalizing all project conditions with the City of Poway.

Land Planning: Utilizing the existing information along with site visits, topographic mapping and aerial photos, the preliminary land plan was prepared. This plan developed Estate Lots with views oriented towards the Maderas Golf and Country Club. This plan was particularly difficult due to the all-encompassing code requirements in the City of Poway. Each lot had to be evaluated and designed with special slope calculations, open space, and fuel management guidelines. Other elements in this project included a revised water system with a water pump station and water tank. Two sewer lift stations were developed along with a reimbursement agreement.

Entitlements: The Old Coach Golf Estates required a conformance map and was shown to be in compliance with the existing EIR (Environmental Impact Report). The Heritage Ranch Estates required a new EIR which was approved by the City of Poway.  Adjacent property owners were contacted in order to finalize off-site road alignments and obtain easements for water, sewer and edge condition. A strong working relationship with the City of Poway and consultants was required in order to evaluate the various areas for potential impacts from traffic, biology, noise and air.

Construction: Winwood Design organized the sales and Department of Real Estate documentation and the new Homeowners Association, and managed the association for the first two years until the homeowners could take over. In addition, Winwood Design managed the construction of both projects. One of the most challenging aspects of the construction was the massive rocks in the area. Several instances required some creative thinking and solutions to avoid major cost overruns.
